Job Purpose:

Under the direction of the Managing Director, the CM is then responsible for overseeing the project from start to finish, ensuring its smooth running and completion within the programme and budget. The CM is responsible for ensuring that company systems and procedures are followed fully and effectively on site and for co-ordinating the project and the project team. The Contracts manager will have responsibility for 2 to 3 projects at any one time with values ranging from£2 million to £8 million and typically lasting 12 to 18 months. 

Main Accountabilities:

PRE-CONTRACT

  • When designated a scheme at bid stage work closely with estimator and prepare information and carry out duties as requested i.e. programmes, project plan, prelims, health & safety considerations, site assessment, site visit etc.
  • Attend tender settlement meeting with Senior Management Team and advise on project particulars and requirements.
  • Advise Estimator on project set up with regards to proposed sub-contract enquiries and quotations etc.
  • Upon confirmation of contract, arrange internal pre-contract meeting and ensure that all parties are fully aware of the content of the scheme.  At this stage the project is handed over from the estimator to the construction team headed by the Contracts Manager.
  • Attend formal pre-contract meeting with clients.
  • Arrange and chair regular design team meetings to ensure companies pre-construction processes are followed to achieve the programmed start on site date with all necessary information and procurement ion is available as required to achieve the construction programme.
  • Co-ordinate building regulations submission and planning regulations submissions.  Ensure all conditions are discharged in line with programme requirements.
  • In conjunction with the Production Manager, ensure adequate resources are considered and available for the project.
  • Advise the Project QS team of key dates for Sub-Contractors and Suppliers orders by holding regular internal procurement meetings.
  • Ensure that adequate information is available to start work on site ensuring that the site manager has all of the information necessary to allow him to run a safe and efficient site.
  • If necessary, register scheme with the Company Insurers and / or NHBC

Health & Safety

Prior to Project Commencement

  • Establish if project comes under CDM regulations.
  • Ensure F10 is completed and forwarded to Health & Safety executive.
  • Complete Construction Phase Health and Safety Plan and issue for information.
  • Review site conditions / risks with Internal Health and Safety Department.
  • Ensure all relevant Health & Safety documentation is forwarded to site and displayed in line with company procedures.
  • Ensure adequate welfare facilities are provided
  • In cases of demolition and refurbishment, ensure suitable pre-demolition structural and asbestos surveys have been completed, issued by the client and reviewed.
  • In co-ordination with the Design Team: identify, locate and isolate as necessary, any existing services prior to commencing works on site.

During Construction

  • Ensure company Safety Policy is always adhered to
  • Ensure the site complies with Construction Phase Health and Safety Plan by ensuring Registers, Method Statements and Risk Assessments are available and checked / approved as necessary.
  • Review and action all Site Safety Audits with Site Managers.
  • Ensure our Health and Safety consultants are advised, and all company procedures are followed in cases of accidents, service strikes and near misses etc.
  • In conjunction with the Site Manager, ensure
    • the site is a safe environment for employee’s visitors and the general public.
    • Ensure all site personnel have received adequate training and induction for their relevant tasks
  • Ensure all appointed sub-contractors are suitably competent for their works.

 

Person Specification

 10 years’ experience in construction leadership positions

Excellent health & safety knowledge / qualification including CDM knowledge

Excellent organisation and self-management

Experience of construction Quality Assurance processes

Excellent organisational skills with the ability to coordinate activities in a fast-paced environment

Effective influencing and negotiating skills

IT literate – including Outlook, Word, Excel, PowerPoint and familiarity of the Internet for business use.

Working knowledge of MS Project or similar.
